Title: Hygroscopic Salts
Post by: Sir Tigger KC on 23 March 2022, 20:20:33
I've had penetrating damp in a property I own after the neighbours faulty gutter was pishing water down my gable end for months.  ::)  >:(

The damp patch appeared in October, the gutter was fixed pronto and it's largely dried out over the winter. I went round a couple of weeks ago and the paint was flaking, and as I peeled it a patch of plaster skim came away as well, so I scraped and sanded back until the edges were firm.

I went round again a couple of days ago and the edges of the patch were peeling slightly, but salts had appeared on the bare plaster.

Am I right in thinking that there is no point in repairing this until the salts have stopped coming through, as my repair will get blown off as well?  ???

Sounds like every house in Spain - that is why they have fancy tiles up the first metre of the walls!

Absolutely no point, in fact you may well have to remove considerably more of the plaster, down to the brick, over a larger area, to get it to dry out properly before proceeding further

Yes it is efflorescence, it will have to come off, be prepared properly, re rendered  and skimmed.

When I first saw it back in October I considered hacking it all off back to the stonework so it would dry out quicker, but I was so pissed off I didn't bother.  ::)

Wish I had now......  :-\

Isn't this one to put with the house insurance? Or more likely your neighbor's as they caused the damage?  :-\

Probably could Jim, but the affected area is quite small, so it's an easy DIY repair, even if I end up hacking all the plaster and render off.  :y

I just don't want to do it now, just to have it come off again in a few weeks.  :-\

This is true. Nothing worse than doing a job, then doing it again immediately after!

Yes my salts have been known to be a bit disorientated from time to time.   :D
