But if trees have grown nearby since it was constructed, apparently the foundations have to be built (or modified for rebuilds) to take into account?

Given that tunnie's is a temp prefab, I wonder if it actually has any foundations

Finger in air rebuild costs for mine are looking approx 20k, so I'd guess 2/3rd for a single. Assuming foundations are sound.

However, as you are rebuilding, the inspectors will insist on replacement foundations due to newer regs.

That implies on planning permission? Surely if theres a garage already there and you pull it down and rebuild, as long as its the same size, why the need for planning?

And building regs pretty much always apply for what is considered a 'permanent fixture' (e.g. a conservatory is not as its considered a shed hence the requriement for it to have external doors between it and the main building which need to be locked when out for insurance purposes), its the planning that may not (and there are caviats for that based on if it is visable from the front plus many other causes)
