Just looking at "UK's biggest Online agent" has £495 fee, did a search, no properties in W3. Humm not a good start  ::)

Bet thats an upfront fee, sold or not  :-\

And depends how good you are at selling Mr T, and brush up on estate agent techno speak  ;D

Ive always used an estate agent usually about 1.25% of the selling figure.

Once i was at home when the agent showed up with a purchaser.....and blimey what crap/lies the agent came out with......with a bit of high pressure selling thrown in as well.....that house got sold to  them within 2 days of them viewing it.   :y

IMO if you want a quick sale or quick as poss, use an agent and one that only gets paid if they sell it.....if you dont have a go yourself

London appears to be around 2%, so need to see how I can reduce that.

Some work on a sliding scale, which I am happy with actually. The quicker they sell it, the bigger cut they get. It's in their interest to value it correct and sell it fast  :)

Actually i would think its in their interest to undervalue it slightly  ;)

True, but still should be a good enough price  :)

Got quite a few agents coming around to value it, have to see what each comes back with

just sold ours with a online agent ,cost us £399.inc vat that was for 12 months with right move they take the pictures or you can use your own ,that price included the energy report and a for sale sign.You can righty your own details or let them we wrote our own as theres were a bit basic but you can change them at any time on line very easy .when someone wants to view they still arrange the viewing with you but you have to show the property yourself.We have sold 5 houses in the last 10 years and we used them for the first time on the last and would use them the next time .just make sure that you have the price right as the only good thing that I can see with a agent is that sometimes they will try and push your house even if overpriced but with a online agent if the price is wrong there is no one to push the buyer into viewing
sorry its taken so long to answer we used a company called "my online estate agent" basic service seems pretty good .have read your posts and would have thought where you are your place would be fairly easy to sell sure a lot of people want your sort of location. what ever you do good luck with the sale

Selling by not using an agent is a nice idea, but . .

I'm in the process of selling a house, buying another one, and also buying a flat, and I need to try and tie up all the timings etc.

I'm using an agent. These days you really need Zoopla or RightMove and agents use them. The house I'm trying to buy was found on Zoopla. Incidentally, the agent I'm using tells me that Zoopla cost him around £2k A MONTH !

Anyone here actually, successfully sold their property without using an agent?

As far as I can see, they take a few photos, stick it online and show some people around. For that, they want around £5,000 off me?  :o :o :o

Real shame rightmove don't allow private vendors, to list a property.  :(

I listed my last house on autotrader. ;D

did a long discription of the garage, then a brief one of the house and a price and number,
had a few people come to look.

this was after a friend of a friend let me down, he kept saying he wanted it, as it was on a busroute to work, liked the house(and garage) the valuation was more than he wanted even when I took a grand off for no estate agen fees,
it was the 80s so agent would have been £6-700.
