Anyone here actually, successfully sold their property without using an agent?

As far as I can see, they take a few photos, stick it online and show some people around. For that, they want around £5,000 off me? 

Real shame rightmove don't allow private vendors, to list a property.

Agents, for property,lettings reguardless , are utterly useless muppets.

We refuse to use them for lettings and try wherever possible to avoid using Estate agents, but general joe public rarely entertain the idea, even if they aren't tied to an agents contract which prohibits sales without the agents involvement.

I'm not sure how legal the contract is, but people fear it, and want to use an agent.

Although, it is a big undertaking to sell a house for most people due to the numbers involved obviously.

But IMO, in reality, all sellers are doing is handing a big lump of cash to third party for bare minimal involvement.

Yes, back in 1988, sold it to a friend, still got stung for legal fees though. Why not try Local Rags or Exchange and Mart (thats the second time M & E has popped up this week).

There are several options a mate works at the BBC, its about a 10 minute cycle there, sure an advert on their internal noticeboard (if allowed) would get good views, same here at Sky, seen houses advertised on noticeboard before.

just sold ours with a online agent ,cost us £399.inc vat that was for 12 months with right move they take the pictures or you can use your own ,that price included the energy report and a for sale sign.You can righty your own details or let them we wrote our own as theres were a bit basic but you can change them at any time on line very easy .when someone wants to view they still arrange the viewing with you but you have to show the property yourself.We have sold 5 houses in the last 10 years and we used them for the first time on the last and would use them the next time .just make sure that you have the price right as the only good thing that I can see with a agent is that sometimes they will try and push your house even if overpriced but with a online agent if the price is wrong there is no one to push the buyer into viewing

I admit that there are some useless agents out there - just like in any trade really, but would like to make a few comments ...

All IHMO of course.

We have had & witnessed situations where a purchaser has pulled out for whatever reason & in that situation your stress levels go through the roof! In those cases a decent agent knows they have to get another buyer who is ready/willing/able to buy your place. If they don't then they will not get your fee - simple.

These days fees are much more negotiable than in days gone by.

If you happen to know someone who wants to buy your place then great - likewise with Tunnies situation where I would imagine that there is a ready market for people wanting that type of property. It isn't always like that though.

The house we sold before moving upto Lincs was sold in 3 days & we never met the people who bought it! The agent did the lot and actually earned their fee.

So, although there are many exceptions - I would generally say that a a good agent is worth using.

I know some will disagree - I'm just stating my opinion based on experience.

If you happen to know someone who wants to buy your place then great - likewise with Tunnies situation where I would imagine that there is a ready market for people wanting that type of property. It isn't always like that though.

Good point regarding extra buyers in the waiting, as you say if one pulls through they may have others ready.

My flat is 2 mins walk to mainline Paddington station (8 mins to paddington), 10 mins to central line, 10 minutes to London Overground, 15 mins to Piccadilly Line.

So I don't think finding buyers is a problem, flat across the road sold in 2 weeks

And depends how good you are at selling Mr T, and brush up on estate agent techno speak 

Ive always used an estate agent usually about 1.25% of the selling figure.

Once i was at home when the agent showed up with a purchaser.....and blimey what crap/lies the agent came out with......with a bit of high pressure selling thrown in as well.....that house got sold to  them within 2 days of them viewing it.   

IMO if you want a quick sale or quick as poss, use an agent and one that only gets paid if they sell it.....if you dont have a go yourself

Actually i would think its in their interest to undervalue it slightly
