Just checked your planning confirmation letter, no reference to 'structual' items, just the usual, must start within this time frame, finish, material colour etc.

Your plans (which are pretty naff actualy, an architect to avoid in the future I would advise) have been drawn up for planning and building regs and hence the extra 'words' (the naff bit as its not very prescriptive, not good with builders involved) relating to floor construction method.

The architect was a tosser. I might have told him so as well ::).

Fortunately, I wasn't paying for him.  It was one of the complications of too many parties involved, all refusing to communicate with each other, and the "customer" (my neighbour and I) constantly running around trying to get information from them all, which is biggest reason that 11 months (to the day) later, we're only just seeing some movement  >:(


If anyone has a claim in with their insurance and its gets outsourced to loss adjusters Crawfords (or their subsidery, Crawco), go back to your insurance and insist that their take it back in-house, as Crawfords are wholly, totally inept. By inept, I mean 3 weeks to reply to simple queries.

Block and beam floor is required in clay to avoid ground heave.

Although clay can dry out it and shrink it can also get wet and expand, this would then 'push' on the floor if it was a floating slab and crack not just the slab but put pressure on the footings and possibly damage the whole structure

It can be overcome with clay board that compresses, but as the clay shrinks back it can leave voids. As its a garage the floor will be designed to take a lot more weight than a domestic house floor and voids would potentially be a bad thing.

Making the oversite and concrete slab thicker then becomes cost prohibitive, hence the block and beam or suspended floor

A lot of cracking in buildings isnt due to subsidence but actually ground heave

Of course if you can chat up the builder with a suspended floor and a bit of extra dig/ design/ hide from building inspector you could have a nice pit to work in under the car  ;)

The exact cause was never confirmed, and there are differences of opinion to the actual cause, but the actual bang was a small, half empty capmingaz cylinder
