Garage Rebuild Cost

So I know Twiglet had a mansion little house built for his fleet, I'm looking at something much more modest  ::)

What would I be looking at, ball park figure, to build a single garage? Current foundations unknown, has pre-fab unit there, so quite possible needs re-doing. Looking at single garage, brick built, standard pitch type. 

Something like this, only change, possibly a door on one side.



Unlike twiglet, I cannot do any work myself on this, so have to be all done by someone.

Initial research, looking around. Suggests around £10k approx?

Oh planning approval maybe grey area, it's already got one, but it's a different type? It's well set back, can't see anyone complain about a new one. In-fact a replacement would be a lot better! So can't see any issues there.

Around 5-6.5K labour & materials. Less if using existing garage base/foundations

I'd've budgeted for about a grand + foundations (say 2k tops)

Mind you, i'd've gone for 2nd hand prefab concrete with a 2nd hand insulated steel profile roof.

Tunnie: I'll do you a 10ft x 20ft garage on a 4" slab for 4k, if you're OK with 2nd hand.

50% up front to cover materials. I can bring two lads down next week

That implies on planning permission? Surely if theres a garage already there and you pull it down and rebuild, as long as its the same size, why the need for planning?

That implies on planning permission? Surely if theres a garage already there and you pull it down and rebuild, as long as its the same size, why the need for planning?
Starngely enough, I found myself arguing the same point ::)

I didn't mean as overnight storage, I meant for working on the bloody thing ;D

The width of a single garage, you wouldn't be able to get a jack in place to remove the sump plug ;)

The cost of being slightly wider would be minimal (if you keep door the same size), if that is possible.

Ideally I's like to make mine wider, but with my property, its impractical to do so.

I would think it would be around 7-8 grand brick built and 5-6 if blocks are used but then it will need rendering, so probably around the same.

anything knocked down, burnt down etc to within 10 feet of the ground becomes a new building on errection, sect 123 building act

as far as I know over 40 years the foundation size regs have not changed,

if its under 30 m2 on floor area and detached it will be exempt Building Regs, shedule 2 B Regs
planning decide on the day, and change like the wind in opinion,

But if trees have grown nearby since it was constructed, apparently the foundations have to be built (or modified for rebuilds) to take into account?

Given that tunnie's is a temp prefab, I wonder if it actually has any foundations ;D
