Planning permissions ?

Do you need planning permission for knocking out the downstair toilet and stairs and installing an rsj to make the downstairs kitchen bigger and installing a lift to upstairs :-\

No as there is no impact on the external appearance of the property?

You do need Building Regs plus a structural engineers report/calcs for the steel, I should add that you cant have just a lift, need stairs and a lift (means of escape)

Sorry i meant removing the stairs to install new stairs or modify existing as currently they are too narrow then a stair lift to be installed . Structural engineers ? Are they expensive  :-\

Not really, but I think we pay £250 for any job, no matter how big or small it is, generally takes a month to get all the info back for us

It cost me £150 for the steel calcs (three steels), turned around in two days.  :y

As above, building regs are a must. Incidentally, you are not obliged to use the Council's building inspector for the inspections. There are private ones who are usually cheaper, and often more convenient. HTH. :y

[/quote for a single skin wall,  most rsj iv,e used  are 160mm x 102mm with a 150mm bearing each side ( where possible ) with pad stones under each end. if its a double skin wall the same size steel would apply only doubled, but either welded or as I have always done drill & bolt when settled in situ as for planning I never have had to. if it doesn,t contravene any listed building regs. that's for spans up to approx. 4mtrs. bigger spans I would increase the size of steel but only to the next size.
