I only know this as my old neighbour was kicking off about the fence between us. She was complaining that it should be replaced as it was falling down. If I didn't do something, she was going to make a formal complaint.
I went to the authority to ask who's fence it was and thats when they told me it's always the left fence when looking to the rear of a property from the front.
My neighbour was complaining because her little rat of a dog was trying to get through the holes in the fence... after a few harsh words from her one day, I went out and took the whole fence down and replaced it with a single strand of wire running the length of the garden and nothing else.
She ment mental and demanded I put a fence up, unknowing to her, there is no law stating you HAVE to put a fence up, as long as there is a dividing line marking a boundary. She then had to control her dog as if she let the dog into her garden it would enter mine and s**t everywhere. This meant her having to take the dog into the garden on a lead everytime 

Needless to say, she never spoke to me again. She was a nasty piece of work anyway, lol.

I had something similar once. A very substantial fence (mine) with really thick posts which effectively narrowed our drive. Fence blew down so put up a very small/thin replacement, neighbour didn't like it so put up his own. Sorted

In thinking about it I'm sure that there isn't a general rule as such. However, a rule could apply for a particular street if all the houses were put up at the same time. That's probably where the L, L, L etc comes from - all except the person at one end who has two walls.

If there's several houses in the street, is it worth asking all the home owners if they know? If they all say Left, on either side of your houses, then fair to say yours will be left as well. Or right, ours is to the right. Don't think there's a rule to it tbh. Although most seem to be left ime.

And yes there is no rule what so ever saying anyone MUST put up or repair a fence. Responsibility may be yours, but nobody is obliged to do anything over and above a dividing line.

Always best to keep it amicable if possible.

for what its worth i have lived in 13 houses...one was a detached and therefore all the fences were my responsibility,but all the rest without exception have been from my back door behind me................me facing down the garden  its always been the left hand side was mine.......

Always best to keep it amicable if possible. 

Thats the most important aspect. If neighbour is skint then ask her to pay her you back when she can - unless you are skint also that is. Dont charge her for your labour though - just half the cost of the materials.

If the ownership is not shown on the land registry plans then they are party fences with joint ownership.

The old left/right ownership approach is a bit of a myth

We live in a semi detached property of which our neighbour and I own the respected halves.

Between the two properties we have a fence. It consists of 8 x 6' x 6' panels with wooden posts.
The fence is knackered and it needs replacing.
The problem is we are unsure who owns the thing. After looking at our deeds I am non the wiser. The deeds state that any fence/hedge we are responsible for the maintenance or replacement of is marked with a 'T' on the plan.

No such 'T' exists on our deeds plan.

I want to get this sorted out without upsetting the neighbour (easily done, she is a single parent and constantly pleads poverty )

Any ideas folks

Could you not put up the fence and let her "pay it off in kind" if you know what i mean ?
